A thoughtful approach to building your home.
Building a custom home is a significant investment. Our process is designed to provide clarity, transparency, and confidence from the earliest stages of planning through move-in day.
We believe that investing time in design, selections, and planning before construction begins leads to a more accurate budget, a smoother building experience, and better outcomes for our clients.
Our Process
1
Vision & Discovery
We'll discuss your goals, property, lifestyle needs, timeline, and investment range to determine the best path forward for your project.
During this phase, we'll discuss:
Property and site considerations
Lifestyle and space requirements
Project goals and priorities
Desired timeline
Preliminary budget expectations
Financing Considerations
If you're unsure of your budget or financing options, we may recommend speaking with a construction lender early in the process. Understanding your purchasing power can help guide design decisions and establish realistic expectations from the start.
If you don't already have a lender, we're happy to connect you with trusted lending partners experienced in custom home construction.
2
Design & Drafting
Thoughtful planning is the foundation of a successful build.
All homes built by Lochmann Signature Homes are designed through our drafting and planning process. Together, we'll develop a home that reflects your vision while ensuring the design aligns with your goals and investment expectations.
This phase includes:
Floor plan development
Exterior design
Site planning
Design refinement
Preliminary feasibility review
3
Selections & Specifications
Before establishing a final budget, we work through the selections that make your home uniquely yours.
This process allows us to develop more accurate pricing and helps minimize surprises later in the project.
Selections may include:
Cabinetry
Flooring
Tile
Countertops
Lighting
Plumbing fixtures
Paint and finishes
4
Budget, Financing & Agreement
Once the design and major selections have been established, we prepare a detailed project budget.
Because key decisions have already been made, this approach provides greater clarity and confidence than relying heavily on allowances and assumptions. During this phase, we'll also assist with any documentation needed for construction financing and finalize the construction agreement so your project is ready to move forward.
This phase may include:
Detailed budget development
Construction financing documentation
Lender coordination
Contract review and execution
Pre-construction planning
5
Construction
With planning complete, construction can move forward efficiently.
Throughout the build, we coordinate trades, manage schedules, oversee quality, and maintain communication as your home comes to life.
6
Final Walkthrough & Move-In
As construction nears completion, we'll conduct a detailed walkthrough to ensure every aspect of the home meets our standards and your expectations.
Then comes the best part—moving into a home crafted specifically for the way your family lives.
Planning Your Custom Home
-
The first step is reaching out to schedule a Vision Meeting. We'll take time to learn about your goals, lifestyle, desired timeline, property, and vision for your future home.
We'll discuss your ideas, answer your questions, explain our design and planning process, and determine the best next steps based on your project. Whether you're ready to build or just beginning to explore the possibilities, the Vision Meeting is designed to provide clarity and help you move forward with confidence.
-
The earlier, the better. Whether you're actively searching for land, considering financing options, or simply exploring the possibility of building a custom home, we're happy to discuss your goals and help determine the best next steps.
-
If you're unsure of your budget or plan to finance your custom home, we recommend speaking with a construction lender early in the planning process. A pre-approval can provide a clearer understanding of your investment range and help guide design decisions from the beginning.
If you already have financing in place or plan to pay cash, we can move directly into the design and planning process. We're also happy to recommend trusted local construction lenders if you need assistance getting started.
-
We understand many clients gather inspiration from online floor plans or previously designed homes. While these can be a great starting point for discussion, every home we build is designed through our drafting process to ensure it reflects your lifestyle, fits your property, meets local building requirements, and aligns with our construction standards.
-
To ensure a cohesive design and building experience, all homes built by Lochmann Signature Homes are designed through our drafting and planning process. This helps ensure the home is thoughtfully designed, accurately priced, and aligned with your goals, property, and budget.
-
We believe the best results come from a collaborative planning process. Designing through our drafting process helps ensure the home is tailored to your lifestyle, buildable on your property, and aligned with your investment goals before construction begins.
-
Unlike many builders who provide broad allowances, we complete the majority of your design selections before finalizing your construction budget. This allows us to provide a more accurate investment based on the home you actually want to build.
-
Our process is designed to provide greater budget clarity before construction starts. By developing plans and making key selections before finalizing pricing, we can provide a more detailed and accurate project budget.
-
Yes. Many of our clients already own property when they begin the custom home process. We regularly build on customer-owned land throughout the Brazos Valley and surrounding communities. If you're still searching for the right property, we're happy to discuss your goals and help you understand what to look for in a homesite.
-
Absolutely. Before purchasing land, we can help identify potential considerations that may impact the design, budget, or feasibility of your future home. Factors such as site access, utilities, topography, drainage, setbacks, and other property-specific conditions can all influence the building process.
-
We proudly serve the Brazos Valley and surrounding communities, including Bryan, College Station, Franklin, Hearne, Navasota, Brenham, and the surrounding region.
-
Every project is unique. The timeline depends on factors such as design complexity, permitting, weather, site conditions, and product availability. We'll discuss anticipated timelines during the planning phase of your project.
